If that isn’t enough, your credit report will be in terminal condition for many years to come, worsening an already bad financial situation and making it very difficult to obtain any other kind of credit. There is no upside to foreclosure. It should be prevented at all costs.</p>

<p>Homestead exemption is a constitutional guarantee that reduces the taxable value of residential property for qualified permanent residents. </p>
<p>Homestead Exemption Up to $50,000</p>
<p>Every person who owns and resides on real property in Florida on January 1 and makes the property their permanent residence is eligible to receive a homestead exemption up to $50,000. The first $25,000 applies to all property taxes, including school district taxes. The additional exemption up to $25,000, applies to the assessed value between $50,000 and $75,000 and only to non-school taxes.</p>
<p>If one spouse holds the title, the other spouse may file for the exemption with the consent of the titleholder.</p>
<p><strong>If filing for the first time, be prepared to answer these questions:</strong></p>
<p>   1. In whose name or names was the title to the dwelling recorded as of January 1?<br />
   2. What is the street address of the property?<br />
   3. How long have you been a legal resident of the State of Florida? (A Declaration of Domicile or Voter&#8217;s Registration will be proof    of date before January 1.)<br />
   4. Do you have a Florida license plate on your car and a Florida driver&#8217;s license?<br />
   5. Were you living in the dwelling on January 1?</p>
<p><strong>The deadline to file an application for exemption is March 1st</strong>. Under Florida law, failure to file for any Exemption by March 1st constitutes a waiver of the exemption privilege for the year.</p>
<p><strong>Regular filing is January 2nd- March 1st.</strong><br />
Pre-filing for the coming year is March 2nd- December 31st.</p>

Now there is changes on Regulation X that you should be know about it, these changes are designed to provide consumers with a better understanding of their mortgage transaction.</p>
<p>Effective January 1, 2010, the U.S. Department of Housing and Urban Development, under RESPA/Regulation X, will be implementing significant changes to the Good Faith Estimate (GFE) and HUD Settlement Statement (HUD-1) required for all new first mortgage applications. All new loan applications signed on or after January 1, 2010, must follow the guidelines and rules set forth in the U.S. Department of Housing and Urban Development’s revisions to RESPA, known as Regulation X. Included in the rules are the use of a new Good Faith Estimate form and a new settlement statement (HUD-1). Both are designed to make it easier for borrowers to understand the loan and its related fees, and to compare one loan with another, since the new forms will be the same ones used for all loans. And there are new restrictions on how and when the fees detailed in the Good Faith Estimate can change prior to actual closing.<br />
While RESPA Reform has many process impacts for lenders, settlement agents and attorneys, the transaction experience should remain relatively unchanged for the consumer, REALTOR® and Builder.</p>

<p>Hay alternativas diferentes a los bancos Colombianos para acceder a un credito con hipoteca en Colombia.</p>
<p>Microval MIC (Mortgage International Corporation) es una empresa internacional que cuenta con eln solido respaldo del Grupo Mundial, un conglomerado de empresas financieras de origen Panameño con más de 40 años de experiencia y con operaciones en toda latinoamerica. Ellos ofrecen creditos de libre inversion en dolares y Euros para colombianos residentes en el exterior con garantia de hipoteca en Colombia.<br />
El préstamo está disponible para Colombianos y su cónyuge extranjero, residentes en el exterior, que otorguen una garantía hipotecaria a favor de MIC según sus políticas, sobre un inmueble nuevo o usado ubicado en cualquier ciudad de Colombia</p>
<p>Los solicitantes pueden ser empleados o trabajadores independientes, con edad entre 18 y 60 años y no se les discrimina por su status migratorio No se requiere codeudor en el exterior o en Colombia</p>
<p>El préstamo se realiza en Dólares o Euros, con tasa de interés y cuota fija, toda vez que no dependen de la inflación, tasa de cambio o intereses de referencia No se toma la decisión de otorgamiento del préstamo con base en los resultados de un bureau de crédito. Por tanto, no solicitamos Experian, Transunion o Equifax en EE.UU. y Europa; CIRBE en España o el existente en el país de residencia; ni CIFIN, o Datacredito en Colombia.</p>
<p>No es necesario que el solicitante tenga cuentas bancarias en Colombia y no tiene que abrirlas para el desembolso del crédito. </p>
<p style="font-size:20px">Plazo del crédito:</p>
<p>Para inmuebles nuevos o usados el plazo es de cinco a diez años.<br />
Es posible prepagar la totalidad de la obligación, cancelando a título de penalidad el 9% del saldo de capital. No se reciben abonos parciales al capital Se acepta el pago anticipado de cuotas</p>
<p style="font-size:20px">Monto del crédito.</p>
<p>Para construccion nueva, hasta 70% del valor comercial del inmueble, dependiendo de la capacidad de pago y del valor del inmueble ofrecido en garantía (admisible según políticas de MIC):<br />
Sí es usado, hasta por el 65% del avalúo<br />
Sí el inmueble a hipotecar es nuevo no se requiere avalúo. Para usados, el cliente o apoderado debe adjuntar un avalúo realizado por un perito idóneo<br />
Tasa de Interés: 18%ea fija durante el crédito<br />
Valor de la cuota mensual:(Valores aproximados)<br />
Para créditos a cinco años, USD 27,45 ó EUR 27,45 por cada USD 1.000 o por cada EUR 1.000, respectivamente<br />
Para créditos a diez años, USD 20,47 ó EUR 20,47 por cada USD 1.000 o por cada EUR 1.000, respectivamente<br />
En todos los casos, la cuota mensual incluye los seguros de vida y de liberación de hipoteca que ampara a cada uno de los titulares, y de incendio y terremoto con asistencia al hogar.<br />
Desde la primera cuota se abona a capital</p>
<p style="font-size:20px">Gastos de desembolso:</p>
<p>1,5% sobre el valor del crédito, los cuales se pagan con las dos primeras cuotas El estudio de títulos está incluido en los gastos</p>

<p>Seguro de Vida. Se toma por el monto desembolsado y contempla el pago de excedentes a beneficiarios, luego de cancelar el saldo de la obligación. Seguro de Incendio y Terremoto. Por el valor comercial del inmueble. </p>

<p>    * Solicitud de crédito firmada con huella<br />
    * 2 FotocopiaS Cédula de Ciudadanía y/o Pasaporte<br />
    * Carta Declaración de Origen de Fondos diligenciada, firmada y conhuella (suministrada por Microoval).<br />
    * Formularios póliza seguro de vida y de incendio, firmados y con huella.<br />
    * Comprobación de ingresos: Nóminas, constancia laboral, extractos bancarios, declaración de renta, etc.<br />
    * Comprobante de giros a Colombia en los últimos tres meses (si los tiene).</p>
<p style="font-size:20px">DE LA PROPIEDAD</p>
